It's possible that the tenant has left your unit without advising you and still owes you money. Even though many landlords will ask for the last month of rent before the tenant moves in, this isn't always the case. Whether the tenant's check has bounced or he or she has simply left before the lease is up, you'll be short on money — and want to recover it. Damage To The Unit
Perhaps your tenant has moved out on the agreed-upon date, but hasn't left you any contact information. As you prepare the unit for another tenant, you may come across some damage that the tenant caused and hid from you. For example, perhaps the drywall in the closet is broken or the stove is damaged. You'll often want to get in touch with the tenant to explain the situation and ask for at least some money to go toward the damage, or you may immediately wish to take the tenant to small claims court. Personal Property Left Behind
As you go through the unit after your tenant has left, you may come across something that belonged to him or her that was inadvertently left behind. For example, perhaps you found a personal possession that was tucked up high on a shelf and that the person obviously missed while packing before moving out.
